Structural Design & Quote
Load calculations and structural drawings are produced. You receive a written itemised quote covering beams, columns, decking, handrails, kickplates, and access stair. The price in the quote is the price you pay.
Authority Approvals
Where Dubai Municipality, Trakhees, or other authority submission is required (typically for occupied buildings or free zone tenants), we prepare and submit on your behalf — including fire safety coordination where required by UAE Civil Defence.
Workshop Fabrication
Steel columns, primary beams, secondary beams, floor decking, handrails, kickplates, and access stairs are all fabricated and finished in our workshop. Lead time is typically 2–4 weeks depending on the project scale.
Steel Columns & Primary/Secondary Beams
Universal column and beam sections are sized to your load specification and span requirements. Column spacing is designed to integrate with your facility’s existing workflow and equipment movement paths — not imposed on you from a standard grid that disrupts your operations.
Floor Decking — Chequer Plate, Anti-Slip Grating & Timber
Steel chequer plate provides a solid, durable surface for heavy storage applications. Anti-slip bar grating allows light and airflow through the floor — preferred for mezzanines above production or pick zones where visibility matters. Timber decking (marine-grade or chipboard with steel support) is used for office and light commercial applications.
Safety Handrails, Kickplates & Pallet Gates
All perimeter edges are fitted with safety handrails (minimum 1,100mm height) and 150mm kickplates as standard — required by OSHA and UAE occupational health standards for elevated work surfaces. Pallet gates are available where forklift or manual pallet movement between levels is required.
Dubai Municipality & Authority Approvals
Mezzanine floors in occupied commercial and industrial buildings in Dubai require structural approval from Dubai Municipality. In free zones, Trakhees or the relevant free zone authority governs. We identify the correct submission body for your location and manage the process on your behalf.
UAE Civil Defence — Fire Safety Integration
Mezzanine floors may affect fire compartmentation and sprinkler coverage in your building. We liaise with the building’s fire safety consultant where required to ensure the mezzanine structure does not compromise your UAE Civil Defence compliance — a step many suppliers overlook entirely.

Our Fix
We fabricate and install replacement safety handrails (1,100mm height minimum, horizontal infill rail at mid-height) and 150mm kickplates along all open mezzanine edges. Existing post fixings are assessed — where they are structurally sound we reuse them; where they are not we fabricate new posts and fix to the mezzanine structure. What drives the final cost
Footprint area & structural steel specification
The total mezzanine area is the primary cost driver. A larger span between columns requires heavier beam sections. Load capacity directly determines beam and column sizing — a 1,000 kg/m² heavy industrial mezzanine uses significantly more steel per m² than a 300 kg/m² office floor.
Decking type
Steel chequer plate, anti-slip bar grating, and timber decking have different material and installation costs. Anti-slip bar grating is the least expensive per m² and is preferred where lighting and visibility to the floor below matter. Chequer plate is preferred for clean storage environments.
Access configuration & safety features
Full-width staircase, spiral staircase, or cat ladder; number of access points; pallet gates; and any additional features such as goods chutes or vertical lifts all add to the project cost — but each serves a real operational function.
